Location: 40km north west of Winton with only 15km of unsealed road to the bitumen Matilda Highway. There is also access to the Boulia/Winton highway (25kms) as well as access to the Matilda Highway along the western side of the Wokingham Channels (28kms). Country: There is approximately 9,600 acres of very good flood out country from the Wokingham and Werna Creeks. Country to the east of the channels is mainly pebbly downs while the country to the west of the channels is mainly black soil downs interspersed with pebbly ridges. The downs country on Leeson is very well grassed with Mitchell and Flinders along with an excellent mix of summer herbages such as button grrass and pigweed. The channels have flooded out several times this year therefore there is a very heavy body of grass and herbages as well as a very good scattering of Buffel grass along the channels. The downs country is lightly timbered with Whitewood, Vinetree while Coolibah and Bauhinia trees line the channels.
Rainfall: Average 15 inches annually. Excellent start to the 2009 season with over 550mm for January and February.
Water: Waters are a standout feature of this property. Leeson owns a 50% share in a deep artesian bore located just through the boundary fence on Weston. There is a water agreement allocating a 25% share to the Leeson House block and a 25% share to West Leeson. During the last 5 years there has been approximately 19km of new 63mm poly pipe laid throughout the property with approximately 7km of 2" spur lines running to 5 poly tanks and 17 cement troughs. All waters are well maintained and are in above average condition. Leeson also has a 25% share in an unfinished deep bore that is only 2km from the eastern boundary with Strathfillan. There are 5 dams ranging from 12,000 to 20,000 cubic yards all of which have been cleaned out in recent years. There are several semi-permanent and seasonal water holes in the creek channels that last for 6 to 8 months following the wet season. All waters are well maintained and are in above average condition.
Improvements: The main homestead set in established lawn and garden area is a comfortable 3 bedroom timber building with ducted air conditioning throughout. The bedrooms all have refrigerated air conditioning, with a new bathroom, decking and entertainment area. There is also a cold room. Other buildings include a 2 bedroom donga with kitchenette, bathroom, toilet and air conditioning and is situated near the main homestead.
